The final few
sections of the scaffold have been removed so everybody can see the building in
all its glory, it certainly does stand well and fits in with the surrounding
area. The works to the
flats are continuing with the pre-finish items such as the doors in the flats
being fitted. Externally the
ground workers have joined the team back on site to start with the levelling up
of the perimeter, a trench has been excavated for the gas supply to the flats. We have set flags on
edge to the top elevation separating the site from the land above the site to
act as a retainer as there is a step in the ground. The base for the
cycle store has been poured so that this area can be
flagged. The communal areas
are now being skimmed so that the plywood flooring can be fitted early next
week.

The finishing
touches to the external envelope of the building were completed this week,
leading us on to the scaffold coming down. Internally the
second fix to the ground floor is moving along nicely. The decorations to
the first floor flats are now complete so that just leaves the ground floor flats and the communal corridors to bring to a finish. The curtain walling
to the corridors was installed just leaving the section to the stairwell to
complete then the reveals and walls can be finished in these
areas. We now have the
power to the flats and the water supply to the flats has also been connected to
the mains.

Busy week again on site at Brown Royd. Brick work is all
but complete, the rendering to the block work panels has been done this week,
rain water pipes, gas pipes and mastic sealant have all been completed towards
the back end of the week to enable the scaffolders to come to site next week and
start dismantling the scaffold. Internally plumbing
and electrical works are complete to the first and second floor
flats. The joiner is also
now in the ground floor flats with two of the kitchens already installed and the
second fixing has started. Decorations to the
second floor are finished so they are now concentrating their efforts on the
first floor.

Last week was Wates Community Day and the guys on site all mucked in to clear the footpath just outside the site. We cleared all the over grown shrubbery, made the ground level and laid some stone and compacted it with a roller to make it a lot more suitable for locals to use.
The job itself is coming on leaps and bounds, the block work for the rendered panels is complete and brick work isn't too far behind, another good week next week and it shouldn't be too far away.
Internally electrical works to the communal area are ongoing.
Joinery second fix is progressing well throughout the first floor.
The tiler has been back on site this week to carry on with the kitchen and bathroom areas to the first floor.
Decorations have commenced to the second with the decorators concentrating their efforts on the flats bringing them to a finish before moving down to the first floor.

It's been another action packed week on site this week, we have had trades
starting and trades finishing. The partitions walls
are complete now so the plasterer has been following them and plastering the
flats. The flats are now complete so that just leaves the communal areas to
finish plastering. The brickwork is
getting ever closer to its summit. The joinery is
continuing to the first floor flats, the decorator has been on site mist coating
the flats on all floors and the staircase walls and ceiling making it look a lot
brighter. Meanwhile on the top
floor the electricians have been carrying out their second fix works to the
flats.

Work to the superstructure has moved swiftly on this week until the weather took a turn for the worse on Friday. Internally the plastering is now complete on the first and second floors, the kitchen for the second floor were delivered earlier in the week so the joiner has started to fit these along with his second fixing of the flats to the second floor. The plumbers have started back on site with their second fix to the flats on the second floor also. The decorator was on site early in the week to mist coat the top floor to enable the M&E to start their second fix.

Despite the four day week this we have been busier than ever with trades coming to site. The flats are well on the way to being skimmed with the top floor now complete and the middle floor next on the plasterers to do list. The joinery is now completely first fixed and materials for the second fix arriving imminently. Externally the bricklayers are cracking on with the superstructure, they have progressed up to the top of the ground floor windows. Lets hope this nice dry weather stays with us for the foreseeable future to enable the team to complete the superstructure in good time.

All eyes were on the road closure this week. With the site being located right on a bus route and busy short cut it was imperative that the works to the sewer connection were carried out with absolute precision and minimum disruption to the local residents. We got off to good start on Monday when the closure started with the saw cutting of the road, then we started the excavation to the main sewer. Once this was exposed the inspector was on hand to witness the connecting in, and drainage back into site. Once all the drainage was complete the back filling and stoning could be done then in turn the road was reinstated with the tarmac on Friday and the road being reopened that evening. All the site team would like to thank all the surrounding residents for their continued patience whilst these essential works have been undertaken. On site the superstructure is progressing up the building at a good pace and the internal works are coming along well with the first fix plumbing and electrics almost complete. The door casings are being fixed to the second floor so the plasterer can start skimming the flats on Monday.

Another busy week on site at Brown Royd, we have been setting out the brickwork to the perimeter bringing it up to finished floor level ready to start the superstructure. Internally the boarders have been closing the flats in ready for the next stage which is the plastering. The riser has been skimmed to enable us to pull the mains cabling and water pipes into position in the communal areas. Joinery and M&E is on going with the guys continuing to work methodically through the flats completing their first fix works.

This week the bricklayers have started with the brickwork to the perimeter of the building. Works internally are continuing at a rate of knots with the M&E teams working their way around the flats, the plumbers are now on the ground floor 1st fixing their final flat whilst the electricians are not too far behind them in the last of the four flats on the first floor. Meanwhile on the second floor the ply to the kitchens and bathrooms is complete enabling the partition team to start closing up the walls and ceilings. The metal work to the ceilings and the boarding to the reveals is underway.

For the majority of this week the weather has been good to us on site. It started well with loads of sunshine but then mid week we had a massive downpour which could have caused problems but as we are fully water tight now worked progressed to the flats. We started to first fix the flats with the plumbing and electrical works proceeding on the second floor. The joiner then follows on fixing the window boards and plywood patresses to the walls, before they then in turn get closed up once all the first fix items have been checked and are all present and correct. We will be starting with the brickwork to the externals next week so the facade will be changing daily.

Well what another glorious week we have had with fantastic sunshine all week, we have been getting sun cream and water delivered by the lorry load its been that hot!
Works on site have progressed well this week, the partition walls to the first and second floors have been erected, and plaster board has been fixed to one side of the walls so the services can be installed. The plumbers started on site at the beginning of the week, and by the close of play Friday the four flats to the second floor were 1st fixed.
Meanwhile the taping and jointing to the ground floor was carried out in readiness for the timber service batten being fixed to enable the partition walls to be erected.
Due to unforeseen circumstances, the works to the sewer connection in the highway will not be going ahead next week, but have been rescheduled for week commencing 12th August. Letters to residents surrounding the site will be posted out shortly explaining this.

Important Notice RE Road Closure
We continued moving down the building with the perimeter boarding to the flats, the guys have made good progress and are now in the last flat. The installation of the acoustic floors commenced at the beginning of the week, as can be seen in the photos the walls have been marked out so the joiner can double up with his battens. This gives extra support under the partition wall. The floor is installed in stages as shown, the battens are set out, acoustic insulation is laid between the battens, a plasterboard plank is the laid on top of the battens followed by the chipboard flooring on top of that. A gap is left all the way around the edge where a flanking strip is stapled to the edge of the floor. There were some off sites works carried out this week with the connection to the Gas main completed, this has been brought inside the site boundary to enable the works to be carried out to the flats at a later date.
We are currently getting prepared. for the main sewer connection in the road. Dates for the road closure have been finalised for week commencing 22nd July for four weeks. These essential works will be carried out within the allocated time frame but all involved will be doing their best to complete these works ahead of programme to reduce any inconvenience. We would like to take this opportunity to apologise in advance for any disruption this may cause.

The rigid insulation to the eaves on the second floor was installed earlier in the week, this is fixed around the perimeter of the building at the eaves only. This is due to the shallow pitch of the roof, as it is not possible to put the 400mm deep rockwool (used in loft space) here as reqiured, because the required U value would not be acheived. The rip liners to were fixed to the top and bottoms of the load bearing walls to enable follow on trades to carry out their works.The photos below shows the boards to the ceilings and walls being taped and jointed and intumescent mastic has been applied.

The weather has been kind to us all on Brown Royd this week, it really helped progress to the roof section. The renderer came to site at the beginning of the week to lath, board and render the vertical section of the roof, this in turn enabled the roofer to carry out his roofing works to the lower section of the roof. Now that we are water tight the insulation has commenced to the flats followed on by the perimeter plaster boards and ceilings being boarded as seen in the photos.
